Bidding Rules and Information
Auctions are conducted on Wednesdays at 9:30 a.m. at the east front door of the Morgan County Administration Building, 231 Ensign Street, Fort Morgan, CO 80701.
Auction dates can be found on the published notice and the Treasurer’s website.
All bidders must register with the Morgan County Treasurer’s office prior to the auction
Once the auction and bid information are presented, the Treasurer will entertain verbal bids from any registered bidders or their designated agents that are present.
The minimum bid increment is $5.00.
If the Treasurer suspects any suspicious activity during the course of the bidding process, the Treasurer reserves the right to halt the auction and seek advice from the county attorney before proceeding.
The auction will conclude when a final bid is accepted and payment is tendered.
Payment of any successful bid amount must be received by the Morgan County Treasurer no later than noon on the same day as the sale. If full payment of the bid amount from the highest bidder at the sale is not received by noon on the day of the sale, the next highest bidder who has tendered the full amount of their bid by 2:00 p.m. on the day of the auction shall be deemed the successful bidder at the auction.
Funds must be in the form of cash, a Cashier's Check payable to the Morgan County Treasurer, a bank check, or by electronic transfer to an account specified by the Treasurer.
A Certificate of Option for Treasurer’s Deed will be issued in the name of the successful bidder.
A Certificate of Option for Treasurer’s Deed is an assignable document. All assignments must be delivered to the Treasurer in a timely manner.
The Treasurer will not accept any bids from a county official or a county employee acting in their individual capacity or by an immediate family member of a county official or a county employee.
In the event of a request for redemption from the auction, the successful bidder may only include the bid amount, interest on the bid amount, and the Treasurer’s fees and costs related to the auction process.
